Purchasing Services


  • Pre-purchase Advice: We will provide a detailed report on the agreement, title documents, and reports included in the ​property information pack.
  • Agreement Drafting: We will draft the sale and purchase agreement in the case where a real estate agent is not involved ​and provide tailored clauses for including in the agreement to ensure you are adequately protected.
  • First Home Application Assistance: We offer assistance in relation to Kiwisaver Withdrawals and First Home Grant ​Applications..
  • Condition Coordination: We will work with you, your mortgage broker and real estate agent to ensure conditions in the ​purchase agreement are met when due.
  • Document Preparation for Settlement: We will prepare all legal documentation required to settle, including advising you ​on loan documentation.
  • In-Person or Virtual Meetings: We will meet with you in person or via an audio-visual link to sign any necessary ​documents.
  • Settlement attendances: We will manage all aspects of the settlement, including receiving loan funds, Kiwisaver, and your ​contributions into our trust account. We also attend to the settlement with the vendor's solicitor to ensure a smooth and ​stress-free transaction.
  • Electronic Registration: We will attend to electronic registration with Land Information New Zealand (LINZ) to register ​your ownership on the Record of Title..
  • Reporting: You’ll receive all transactional statements and documents evidencing how funds have been received and ​disbursed in our trust account.

Selling Services


  • Agreement Review: We will review the Agency Agreement prior to you going to market and the agreement for sale and purchase ​prior to accepting an offer, and provide advice in relation to your legal obligations contained in each.
  • Follow-Up on Conditions: We follow up on conditions contained in the agreement for sale and purchase and facilitate any ​required negotiations to ensure deadlines are met.
  • Mortgagee Correspondence: We obtain authority from your Bank to discharge the mortgage registered on your title.
  • Council Correspondence: We obtain information from the Council regarding your land and water rates and orders a final water ​meter reading.
  • Document Preparation: We prepare all legal documentation necessary to complete the transaction.
  • In-Person or Virtual Meetings: We will meet with you in person or via an audio-visual link to sign necessary documents.
  • Settlement Attendances: We manage all aspects of settlement, including receiving settlement money from the purchaser’s ​solicitor into our trust account, repaying your mortgage if applicable, any rates that are owing, payment of the final water ​invoice, and depositing any balance to you.
  • Electronic Registration: We will attend to electronic registration with Land Information New Zealand (LINZ).
  • Change of Ownership Notification: We will notify the Council of the change of ownership.
  • Reporting: You’ll receive all transactional statements and documents evidencing how funds have been received and disbursed in ​our trust account.

Financing Services


  • Loan Instruction Management: We will acquire loan instructions for lending from your new bank.
  • Loan Disclosure: We will provide detailed, understandable advice on loan documentation and your ​obligations to the bank.
  • Mortgage Discharge Coordination: We will obtain authority from your existing bank to discharge the ​mortgage registered on your title.
  • Legal Documentation Preparation: We will prepare all legal documentation necessary to complete the ​transaction.
  • In-person or Virtual Meetings: We will meet with you in person or via an audio-visual link to sign any ​necessary documents.
  • Refinance Attendances: We will manage all aspects of the refinance transaction, including receiving ​loan money into our trust account, repaying your existing mortgage, and depositing any balance to you.
  • Electronic Registration: Our team will attend to electronic registration with Land Information New ​Zealand (LINZ).
  • Reporting: We will report to you with all transaction statements showing how funds have been received ​and disbursed through our trust account, including providing and updated copy of the title recording ​the newly registered mortgage.

Discharge of mortgage $250.00

Registration of mortgage $550.00

Refinance from one bank to another $825.00

Who is The Law Lady?

Meet Danielle Allen-Sutton, an experienced legal pro who ​knows her way around property law. She's been on quite the ​journey.


Danielle spent three years as a Solicitor at Gillespie Young ​Watson and Gibson Sheat, focusing on property, finance, and ​subdivisions. Before her legal career, she worked in real estate ​for over six years, gaining valuable industry insights. She also ​trained real estate professionals for more than five years.


When she's not working, Danielle enjoys exploring the scenic ​Hutt Valley with her friends. Danielle enjoys supporting the ​local community by regularly visiting the Upper Hutt Brewtown ​farmers market and volunteering at the Citizens Advice Bureau. ​Sundays are special to her, that's when she hosts family and ​friends for a good old roast dinner and game night.
